I started managing rentals in the Sioux Falls area in 2009. Seventeen years later, I still walk the properties, talk to tenants, meet with owners and deal with problems firsthand.
I don't believe you can manage property well from a spreadsheet or an office. You have to know the buildings, know what's happening in them and be willing to show up.
That's what "I'm in it" means to me.

The trades we use, we've used for years. Our electrician has worked on these properties since 2018. That bench is the reason a repair gets handled this week instead of next month, and it isn't something a franchise can hand you on day one.
